Stamp duty is a tax and territory charge. It applies for most purchases of land or property in Australia and is a one-off lump sum payment that you will need to pay upfront.

The amount you will pay in stamp duty will depend on a number of factors, including the property value, state or territory you live in, whether you are planning on living in the property or renting it out, and the type of property it is (e.g existing, new, or vacant land). Run the numbers with our stamp duty calculator above for an estimate.

Stamp duty exemptions may be available if you’re a first home buyer or building a new home. So, take the time to check the rules for your state or territory.

Stamp duty is not considered a tax-deductible expense for investors. But the good news is if you’re purchasing an investment property there are many other property related expenses you can claim, from repairs and maintenance, to home loan interest and landlord’s insurance.

Once you have run the numbers and are ready to visit us in branch, there are several documents that you will need to bring with you. Visit our How to apply for a home loan page for a full rundown.
